Inventories
Our letting managers compile an inventory report with a full list of Furniture and Fittings for inclusion in the lease agreement.
The reports are designed to minimise end-of-tenancy property condition disputes and can potentially save thousands of pounds on refurbishment costs.
It is recommended to have an inventory carried out at check-in and check-out to assess and deduct any damages.
Accounts
Preparation of landlord monthly financial statements.
Transferring funds to landlords’ accounts on a timely basis.
All property management and maintenance costs are deducted from the monthly statements.
End-of-year accounts can be prepared if requested by the client.
Annual Inspections / Safety checks
Our property managers conduct yearly property inspections to ensure compliance with the contract.
A condition / inspection report can be provided if requested by the landlord.
All essential certifications such as Gas Certification (Gas Safe), Electrical Installation Condition Report (EICR), Energy Performance Certificate (EPC), and other relevant assessments are arranged.
Repairs & Maintenance
Only you know how much time you can spare to deal with your tenant's telephone calls and the resulting work.
